The founder of Callback-HQ owns one of the busiest home and commercial inspection companies in Southern California — thousands of inspections a year, a large team of inspectors, and the reputation that comes with doing the work right. But volume has a shadow side: the callback.

For anyone outside the industry, a “callback” is what happens after closing, when a homeowner opens a cabinet, spots a drip, or finds a crack, and fires off an email that starts with “Your inspector missed this…”

The reality

Some are legitimate.
Most are not.

The math nobody talks about

Quarter after quarter, the same pattern

  • A single service manager was spending hours every week chasing down callbacks.
  • The overwhelming majority were frivolous — items outside the scope of a home inspection, excluded in the signed agreement, or plainly disclaimed in the report itself.
  • Every response still required the same painful ritual: pull the archived report, re-read it, hunt for the relevant clause in the inspection agreement, check the Standards of Practice, and write a calm, professional reply that protected the company without inflaming the client.
